Home sale prices decreased slightly in Jackson Co. in July

Jackson County homebuyers saw some relief in July with the average home sale price decreasing slightly compared to this time last year, according to statistics supplied by F.C. Tucker Company.

Specifically, the average home sale price decreased 0.4% to $221,449 compared to this time last year, while available inventory increased 42.9% and pended home sales decreased 9.1% (there were four fewer homes sold).

Comparatively, Jennings County had the largest inventory increase, up 333.3% from this time last year, while that county’s pended home sales increased by 7.6% and the average home sale price decreased 15.7%.

Of the pended home sales in the central Indiana region last month, nine were priced at $2 million or higher; 65 were priced at $1 to $1,9 millions; 380 were priced at $500,000 to $999,999; 973 were priced $300,000 to $499,999; 883 were priced $200,000 to $299,999; 480 were priced $100,000 to $199,999; and 87 were priced at $99,999 or less.

“Inventory continued to increase in July, which provides much-needed balance for prospective home buyers when it comes to pricing and selection,” said Jim Litten, president of F.C. Tucker Company. “While average sale prices are up compared to last summer, homes continue to sell at a brisk pace and prices are stabilizing as we move through 2024.”

All statistics were compiled by F.C. Tucker from a report drawn from BLC statistics on Aug. 5. Because of delayed processing through other agencies or boards, these numbers are subject to change.
