September housing market remained steady compared to last year as home prices rise

According to a report from F.C. Tucker, the September Jackson County residential real estate market remained steady with increases in the average home sale prices compared to this time last year.

Jackson County saw the greatest decrease in pending home sales with 51.1% fewer homes sold in September 2023 compared to the same month last year. Pending home sales went from 47 in 2022 to 23 in 2023.

On the other end of the spectrum, Jennings County had the greatest increase in pending home sales in September of this year, up 110% compared to this time last year. Pending home sales increased from 10 in 2022 to 21 in 2023.

Bartholomew County saw a slight decrease in pending home sales this year with a 20.4% decrease compared to September of last year. Pending home sales went from 108 in 2022 to 86 in 2023.

Jackson County active listings decreased 18.2% compared to this time last year, going from 55 in 2022 to 45 in 2023. Jennings County saw a slight increase of 6.7%, going from 30 active listings in 2022 to 32 in 2023. Bartholomew County had a moderate decrease of 21.1% compared to this time last year, going from 142 in 2022 to 112 in 2023.

Home sale prices continue to rise steadily in surrounding counties compared to this time last year. Jackson County saw a 7% increase in the average sale price, going from $208,887 in 2022 to $223,523 in 2023. Jennings County had a slight increase of 1.5%, going from $192,411 in 2022 to $195,321 in 2023. Bartholomew County had a slight increase of 5.8% in average sale price compared to last year, going from $279,497 in 2022 to $295,777 in 2023.

Millman Realty Partners released an Indiana real estate update in early October stating that September’s real estate market continued to sputter under the weight of mortgage rates well above 7% since early August.

Millman said in another recent update that in the future, the economy will evolve to look much different than now but will most likely be positive. The company said in the meantime, there will be challenges still to face.
